Kenn Munn — Trusted Home Inspector & Owner of Good Friday Inspections

Kenn Munn is a seasoned home inspection professional and the owner of Good Friday Inspections, proudly serving Northeast Houston and surrounding communities including Kingwood, Conroe, Cleveland, Huffman, Humble, and Atascocita. With a lifelong passion for homes and hands-on building experience, Kenn brings a unique blend of technical expertise, architectural understanding, and practical construction insight to every inspection he performs. He holds Professional Inspector License #26552 and leverages a rich background in residential design, construction, environmental work, and renovation to deliver thorough, accurate, and easy-to-understand inspection reports.

Kenn’s journey into home inspection is rooted in diverse professional experience. After earning an Architecture degree from the University of Houston in 1991 (Go Coogs!), he designed residential communities for a major home builder, surveyed infrastructure for new neighborhoods, participated in lead and asbestos abatement projects, and even renovated an old grocery store into a church. Kenn has also drilled water wells in remote locations across Guatemala and Honduras, further broadening his real-world construction and systems knowledge. He and his wife have built their own homes twice, and Kenn now uses that personal and professional insight to help families find safe, sound properties with confidence.

The name Good Friday Inspections reflects Kenn’s personal story and values. When he began training in home inspection in 2018, he was serving as a full-time pastor and only had Fridays available for inspections. The name “Good Friday” resonated both with his schedule and with its deeper meaning, symbolizing purpose and care in service. Today, Kenn’s focus remains on guiding buyers and sellers through one of their most important financial decisions with professionalism, integrity, and a calm, informative approach.

Why Partnering With Great Home Inspectors Is Essential for REALTORS®

For REALTORS®, the home inspector you recommend directly impacts the client experience, the transaction timeline, and your professional reputation. Great home inspectors help identify material concerns early, explain findings clearly, and set realistic expectations for buyers and sellers. When inspections are thorough and well-communicated, surprises are minimized and clients feel informed rather than overwhelmed. This reinforces trust and positions the REALTOR® as a knowledgeable advisor who prioritizes the client’s best interests.

Strong home inspector partnerships also play a critical role in negotiations. Clear, accurate inspection reports give REALTORS® the information needed to navigate repair requests, concessions, or pricing discussions with confidence. Inspectors who are balanced—neither alarmist nor dismissive—help keep emotions in check and focus all parties on solutions. This professionalism reduces friction between buyers and sellers, helps deals stay on track, and supports smoother closings.

From a risk-management perspective, partnering with great home inspectors protects REALTORS® long after the transaction closes. Detailed inspections and well-documented reports reduce the likelihood of post-closing disputes, misunderstandings, or dissatisfaction. REALTORS® who consistently work with proven inspectors demonstrate diligence and care, which safeguards their credibility and helps maintain a strong professional reputation in the marketplace.

Ultimately, great home inspector partnerships contribute to long-term business growth. Clients remember when their REALTOR® connected them with trusted professionals who delivered value and peace of mind. Those positive experiences lead to repeat business, referrals, and stronger relationships within the industry. For REALTORS® committed to building a sustainable, respected business, partnering with high-quality home inspectors is not optional—it is a strategic necessity.

Why Hiring the Right Home Inspector During the Option Period Matters

For home buyers, the option period is one of the most important windows of opportunity in the entire real estate transaction. Hiring the right home inspector during this time gives buyers a clear, unbiased understanding of the home’s condition before fully committing to the purchase. A thorough inspection can uncover structural concerns, safety issues, or system deficiencies that may not be visible during a showing. This information empowers buyers to make informed decisions—whether that means moving forward confidently, renegotiating terms, or exercising their option to terminate.

A detailed inspection report provides critical leverage during negotiations. When material issues are documented clearly and professionally, buyers can request repairs, credits, or price adjustments based on facts rather than assumptions or emotion. Sellers are far more likely to respond constructively when concerns are supported by a well-written, objective inspection report. This leverage helps protect the buyer’s financial investment and ensures they are not absorbing unexpected costs after closing.

It is equally important that buyers hire a home inspector who delivers honest, balanced reporting without fear-mongering. A skilled inspector explains what truly matters, differentiates between minor maintenance items and major concerns, and educates the buyer on how systems function and age over time. Inspectors who exaggerate issues can create unnecessary anxiety and derail good transactions, while inspectors who minimize problems can leave buyers exposed to costly repairs. The right inspector strikes the balance—clear, factual, and calm—so buyers can move forward with confidence.

Before hiring a home inspector, home buyers should ask the right questions to ensure they are choosing a qualified professional. Five important questions to ask include:

How long have you been inspecting homes, and what certifications or licenses do you hold?

What does your inspection cover, and can I see a sample report?

How do you communicate findings—will you walk me through the report and answer questions?

How do you differentiate between major concerns and normal wear and tear?

Do you work independently and provide unbiased, non-alarmist reporting?

Hiring the right home inspector during the option period gives buyers clarity, leverage, and peace of mind—three essentials for making a confident and informed home purchase.
