Texas REALTORS®: It’s Time to Shift from Agent to CEO
If you are a Texas REALTOR® who wants more consistency, more confidence, and more control over your income — this training was designed for you.
Developing the Identity of a Real Estate Professional is a live Zoom training created to help agents shift from operating like employees to thinking and performing like true business owners and trusted advisors.
And space is limited.
This is not a passive webinar. It is a focused, high-impact session built for REALTORS® who are serious about elevating their standards and results.
Why This Zoom Training Matters
Most agents don’t struggle because they lack information.
They struggle because they lack identity.
They:
-
Wait for business instead of generating it
-
React instead of leading
-
Work in spurts instead of building systems
-
Depend on motivation instead of discipline
Industry leaders think differently.
They understand they are the CEO of their business.
This Zoom training walks you step-by-step through the identity shift that separates average agents from high-performing professionals.
What You Will Learn
During this live session, Texas REALTORS® will gain clarity on:
The Core Characteristics of Top Producers
-
Integrity
-
Consistency
-
Professional communication
-

- Negotiation that protects clients
- Contract competence that builds confidence
- Technology leverage that creates efficiency
This isn’t theory. It’s structure.
The Identity Shift: From Employee to Business Owner
Real estate offers freedom and unlimited income potential — but only to those who operate like owners.
Inside this Zoom, we explore:
-
The responsibility that comes with freedom
-
Why standards determine income

Stages of Success: Buyer Transaction Training for REALTORS®
Stages of Success: The Buyer Transaction (For REALTORS®)
Location: 480 Wildwood Forest Dr
Date: February 27
Time: 10:00 AM – 12:15 PM CST
Hosted By: Robby Almogabar
Stop Guessing Your Way Through Buyer Deals
Most real estate agents understand pieces of the buyer transaction.
Very few ever see the entire process clearly, in order, and working together.
That gap is where fear, hesitation, and costly mistakes live.
Stages of Success: The Buyer Transaction is an interactive, Broadway-style real estate role-play event designed to remove uncertainty and replace it with clarity and confidence.
Instead of talking about the buyer process, we perform it live — from the very first phone call through closing day and beyond.
You won’t just hear about the process.
You’ll watch it unfold in real time.
Why Buyer Transaction Training Matters for REALTORS®
Fear in real estate rarely comes from lack of talent.
It comes from uncertainty.
• Not knowing what comes next
• Not knowing how to transition between steps
• Not knowing where deals typically break down
• Not knowing how to maintain control when emotions rise
When you understand the full flow of the buyer transaction — from consultation to keys-in-hand — confidence replaces anxiety.
That confidence changes everything:
-
Your tone in conversations
-
Your client experience
-
Your ability to negotiate
-
Your ability to keep deals together
This event is designed to give you clarity on the entire buyer representation process.
What Makes This Real Estate Training Different?
Most training events teach isolated scripts.
This event shows you the entire movie.
From:
-
Initial buyer inquiry
-
Pre-approval conversation
-
Buyer consultation
-
Showing process
-
Writing the offer
-
Negotiation
-
Option period
-
Inspection resolution
-
Appraisal
-
Clear to close
-
Closing day
-
Post-closing follow-up
You will see how each stage connects.
You’ll see:
-
Where transitions happen
-
Where breakdowns usually occur
-
How confident agents maintain leadership
-
How lender and escrow partners integrate seamlessly
This is buyer transaction training for REALTORS® who want real clarity — not theory.
What You Can Expect to Learn
By the end of this training event, you will understand:
1️⃣ How the Buyer Transaction Flows from Start to Finish
See the entire process in order so you can anticipate what’s coming next.
2️⃣ Your Role at Every Stage
Understand how to lead conversations, manage expectations, and create structure.
3️⃣ How to Confidently Transition Between Milestones
Smooth transitions build trust and reduce client anxiety.
4️⃣ Where Deals Commonly Break Down
Learn the predictable failure points — and how to prevent them.
5️⃣ How to Create a Professional, Memorable Client Experience
Intentional systems create repeat clients and referrals.
You won’t be memorizing scripts.
You’ll be seeing the full system in motion.
Who Should Attend This Buyer Transaction Training?
This event is ideal for:
✔ New REALTORS® who want a clear picture of the buyer process
✔ Experienced agents who want smoother, less stressful transactions
✔ Agents who want more confidence and fewer surprises
✔ REALTORS® who want to elevate their client experience
If you’ve ever felt uncertain mid-transaction…
If you’ve ever wondered, “What should happen next?”
If you’ve ever felt reactive instead of proactive…
This training was built for you.
Educational. Practical. Entertaining.
Stages of Success is intentionally designed to be both educational and engaging.
You’ll:
-
Laugh
-
Recognize familiar challenges
-
See realistic scenarios
-
Gain practical insight you can implement immediately
This isn’t a lecture.
It’s an experience.

San Antonio 2-Step CE for REALTORS®
Two CE Classes. One Smart Move.
If you’re a REALTOR® in Texas looking to strengthen your knowledge, protect your clients, and earn valuable continuing education credit — this event is built for you.
Join us for a dynamic 2-Step CE session in San Antonio designed to elevate your skillset beyond the basics.
📍 Location: 10999 Interstate 10 Frontage Road, San Antonio, TX 78230 – Capital Title
📅 Date: March 5
⏰ Time: 10:00 AM – 2:00 PM CST
🎓 Total CE Credit: 2 Hours
🏢 Format: In Person
🌮 Lunch: Provided by Jeff Shealey of HMA Mortgage
This is more than checking a CE box. This is practical, transaction-impacting education.
Why This CE Event Matters
In today’s market, REALTORS® must do more than open doors and write contracts. You must understand the financial readiness and long-term protection strategies that affect your clients’ biggest asset — real estate.
This 2-Step session delivers two critical knowledge areas that directly impact transactions:
- Estate Planning & Real Estate Ownership
- Credit & Buyer Qualification Strategy
When you understand these areas deeply, you protect your clients — and your reputation.
CE Class 1: Wills & Trusts – Protecting What Matters Most
Course Number: 53746-RECE
Real estate and estate planning intersect more often than many agents realize. When ownership structures aren’t understood, transactions can stall, heirs can struggle, and probate can delay sales for months.
This class equips REALTORS® with foundational knowledge to confidently navigate these situations.
What You’ll Learn:
• The key differences between wills and living trusts
• Which is better — a trust or a will?
• Everyday scenarios that could have been avoided with proper planning
• How estate planning decisions impact heirs, timelines, and closings
• What probate is — and how it affects real estate transactions
• Strategies to help clients avoid costly surprises
What You Gain:
You’ll walk away with the confidence to:
• Have informed conversations with clients about estate planning
• Recognize red flags in trust-owned transactions
• Help clients prepare before listing or purchasing
• Reduce closing delays caused by probate issues
This is knowledge that protects families — and protects your deals.
CE Class 2: Credit Class for Real Estate
Course Number: 38394-RECE
Credit is one of the most misunderstood areas in real estate. Buyers often rely on myths, online calculators, or advice from unqualified sources. As a REALTOR®, you don’t need to be a lender — but you must understand how credit impacts contracts and closings.
This course helps you bridge that gap.
What You’ll Learn:
• How credit scores are calculated
• What actually impacts a buyer’s ability to qualify
• Common credit myths vs. lender reality
• How credit improvements affect purchasing power
• When and how to guide clients toward trusted professionals
• How credit positioning strengthens contracts
What You Gain:
• Stronger buyer consultations
• Fewer failed contracts
• Better-prepared clients before offer submission
• Increased closing success rates
• Enhanced professional credibility
Understanding credit doesn’t just help your clients — it protects your time, pipeline, and income.
Who Should Attend?
• New REALTORS® building foundational knowledge
• Experienced agents wanting stronger consultations
• Agents who want fewer transaction surprises
• REALTORS® who care about long-term client relationships
• Any Texas agent needing CE credit
If you are serious about building a resilient, educated, client-centered real estate business, this event is for you.
Reserve Your Spot

The Real Reason Business Owners Struggle With Consistency (And How to Finally Break Through)
The Hidden Cost of Inconsistency in Business
Most people don’t fail in business because they lack talent, intelligence, or opportunity. They fail quietly, slowly, and often without realizing why—because of inconsistency.
Inconsistency doesn’t usually look like quitting.
It looks like starting strong… then fading.
Being motivated one week… overwhelmed the next.
Doing the right things sometimes—but not long enough for results to compound.
And that’s the trap.
Business rewards momentum, not intention.
What Actually Causes Inconsistency?
Inconsistency isn’t a discipline problem first. It’s a mindset problem that eventually shows up in behavior.
Here are the most common root causes:
1. Emotional Decision-Making
Inconsistent business owners tend to work based on how they feel rather than what the business requires.
When motivation is high, action is easy.
When motivation drops, so does execution.
Consistency disappears the moment emotions take over the schedule.
2. Unrealistic Expectations
Many people subconsciously expect fast feedback:
-
Immediate results
-
Quick wins
-
Visible progress
When effort doesn’t produce instant outcomes, discouragement sets in. The brain interprets delay as failure—even when progress is actually happening under the surface.
3. No Clear Identity
If someone hasn’t decided who they are becoming, their actions stay optional.
Consistency comes from identity:
“I’m the kind of person who does this whether I feel like it or not.”
Without that identity, effort feels forced—and temporary.
How Inconsistent Business Owners Actually Feel
This part matters more than most people admit.
Inconsistency often feels like:
-
Guilt for “knowing better” but not following through
-
Frustration from starting over again and again
-
Anxiety about falling behind
-
Self-doubt masked as busyness
-
Quiet shame when watching others pass them by
Over time, inconsistency creates mental fatigue, not from working too hard—but from constantly restarting momentum.
Why Motivation Eventually Disappears
Motivation is not designed to last. It’s designed to start things—not sustain them.
Here’s why motivation fades:
-
It relies on emotion
-
It spikes during novelty
-
It crashes during repetition
Consistency, on the other hand, is built on systems and skills, not feelings.
Waiting to feel motivated is one of the most expensive habits a business owner can have.
Consistency Is a Skill — Not a Personality Trait
This is the turning point for most people.
Consistent people aren’t “wired differently.”
They’ve simply developed specific skills:
Skill 1: Non-Negotiable Priorities
They decide in advance what gets done no matter what.
Not everything—just the right few things.
Skill 2: Process Over Outcome Thinking
They measure success by:
-
Did I execute today?
-
Did I show up?
-
Did I follow the plan?
Not by results alone.
Skill 3: Boring Repetition
They accept that success feels repetitive long before it feels rewarding.
Consistency often feels boring right before it becomes powerful.
What Happens When Someone Becomes Consistent?
This is where the shift happens.
At first, consistency feels:
-
Uncomfortable
-
Uneventful
-
Unrewarded
Then, something changes.
Momentum builds.
Confidence increases.
Decision fatigue decreases.
Trust in yourself returns.
Eventually, consistency creates:
-
Predictable income
-
Reduced stress
-
Stronger self-belief
-
Compound results that seem “sudden” to others
But they aren’t sudden. They’re earned quietly.
Small Daily Consistencies Create Giant Wins
Big wins rarely come from big moments.
They come from:
-
Daily conversations
-
Daily follow-ups
-
Daily learning
-
Daily movement
-
Daily discipline
Small actions done consistently don’t feel impressive—but over time, they become unstoppable.
This is how average effort becomes exceptional outcomes.
Not by intensity alone.
But by consistency with intention.
The Real Breakthrough
The breakthrough isn’t becoming perfect.
It’s becoming dependable—to yourself.
When you do the right things every day, even imperfectly, the business starts to work with you instead of against you.
Consistency doesn’t just grow your business.
It changes who you believe you are.
CALL TO ACTION
If you’re tired of starting over and ready to build momentum that actually lasts, the next step isn’t doing more.
It’s doing the right things—consistently.

JLA Realty – Omnia Elevate Launches Collaborative Growth Series in Porter, Texas
JLA Realty – Omnia Elevate Kicks Off Collaborative Growth Series at Porters Mill in Porter, Texas
Today marked the start of something intentional and powerful for JLA Realty – Omnia Elevate.
Members of our organization gathered at the D.R. Horton model home in the Porters Mill community in Porter, Texas, launching a new series of collaborative, in-person gatherings designed to help our agents sharpen their focus, improve their systems, and grow their businesses—together.
This wasn’t a lecture. It wasn’t a presentation.
It was real work, real conversations, and real accountability.
Leadership in Action: Guided by Experience, Built on Collaboration
The session was led by Theresa Almogabar and Robby Almogabar, who facilitated a high-impact discussion centered on clarity, execution, and measurable progress.
Participating members included:
-
Syl Joseph Jr.
-
Elizabeth Adams
-
Jessyca Palacios
-
Illiza Moore
-
Mary Smith-Shores
Each voice mattered. Each perspective added value. That’s the culture we’re building at Omnia Elevate.
The Framework: Turning Vision Into Executable Action
Rather than talking about goals in theory, the group worked through a structured framework designed to move the needle immediately:
🔹 Individual Business Planning Components
Each member defined and documented:
-
Action Goal – what must be done consistently
-
Income Goal – clearly defined and time-bound
-
3 Macro Actions – big, outcome-driven activities
-
3 Micro Actions – daily behaviors that support the macros
-
Running Total Tracking – visible progress toward goals
-
WWYDWYM (What Would You Do With Your Money?) – anchoring purpose behind the income
This process brought alignment between why, what, and how—a critical difference maker in sustainable business growth.
Systems That Support Consistency (Not Just Motivation)
To ensure progress didn’t stop when the meeting ended, the group implemented practical tracking systems focused on real-world business activities, including:
-
Face-to-face conversations
-
Opportunities to break bread in small groups
-
Phone calls
-
Event attendance
-
Video texts
-
Follow-up and relationship touchpoints
Each participant was provided with lead trackers to monitor progress between now and the next meeting—because accountability is a system, not a feeling.
Breakout Groups for Deeper Focus
To drive even more meaningful dialogue, the group split into two focused teams:
Team 1
-
Syl Joseph Jr.
-
Jeremy Williams
-
Illiza Moore
-
Theresa Almogabar
Team 2
-
Elizabeth Adams
-
Jessyca Palacios
-
Mary Smith-Shores
-
Robby Almogabar
These smaller groups allowed for deeper conversation, personalized feedback, and shared problem-solving—exactly where growth accelerates.

The Power of Handwritten Notes for REALTORS® | Build Stronger Client Relationships
The Power of Handwritten Notes in Real Estate: A Timeless Strategy Every REALTOR® Should Use
In an industry increasingly dominated by automation, CRMs, and AI-driven follow-ups, one simple habit continues to outperform nearly everything else when it comes to relationship building: handwritten notes.
For REALTORS®, handwritten notes are more than just a thoughtful gesture—they’re a strategic business tool that builds trust, strengthens relationships, and keeps you top of mind in a way no text message or email ever could.
In this guide, we’ll break down why handwritten notes work, the do’s and don’ts for real estate professionals, and how to gather meaningful intel so your notes feel personal, relevant, and authentic—never awkward or forced.
Why Handwritten Notes Matter in Real Estate
Real estate is, and always will be, a relationship business.
Handwritten notes:
-
Create emotional connection
-
Stand out in a digital-first world
-
Build long-term recall and loyalty
-
Communicate sincerity and effort
-
Reinforce professionalism and gratitude
In a stack of mail filled with bills and advertisements, a handwritten envelope immediately signals care and intention. It slows the reader down—and that pause is powerful.
When REALTORS® Should Be Sending Handwritten Notes
Handwritten notes aren’t just for closings. The most effective agents use them consistently across multiple touchpoints:
-
After a first meeting or consultation
-
Following an open house or showing
-
After a referral is received
-
Post-closing (buyers and sellers)
-
Client anniversaries
-
Birthdays or life milestones
-
Thank-you notes to vendors and partners
-
After meaningful conversations or check-ins
Consistency—not perfection—is what makes this strategy compound over time.
The Do’s of Handwritten Notes for REALTORS®
✅ Be Specific
Mention something personal: a conversation detail, a goal they shared, or a moment you remember. Specificity shows you were truly present.
✅ Keep It Short and Genuine
You don’t need a novel. A few thoughtful sentences beats a long, generic message every time.
✅ Write Like You Speak
Be human. Be warm. Be yourself. If it sounds like marketing copy, rewrite it.
✅ Use Quality Stationery
A clean, professional card reflects your brand. This doesn’t mean expensive—just intentional.
✅ Make It About Them
Gratitude, appreciation, and acknowledgment should be the focus—not your services.
The Don’ts of Handwritten Notes
❌ Don’t Pitch
A handwritten note is not the place to ask for business, referrals, or reviews.
❌ Don’t Overuse Templates
Repeating the same message word-for-word removes authenticity.
❌ Don’t Make It About You
Avoid talking about your success, listings, or goals unless directly relevant.
❌ Don’t Delay
Timing matters. A thank-you note sent weeks later loses its emotional impact.
How REALTORS® Can Gather Intel to Personalize Notes
One of the biggest objections agents have is:
“I don’t know what to write.”
The solution? Intentional observation and ethical research.
1. Listen Better in Conversations
Pay attention to:
-
Family details
-
Hobbies
-
Career milestones
-
Travel plans
-
Personal goals
Write quick notes in your CRM immediately after conversations.
2. Review Social Media—Thoughtfully and Respectfully
Social media is a goldmine when used correctly.
Look for:
-
Recent life events (new baby, engagement, promotion)
-
Community involvement
-
Pets
-
Sports teams
-
Vacations or achievements
Important: Never reference anything that feels invasive or overly personal. If it wouldn’t feel comfortable saying it face-to-face, don’t include it.
Good example:
“I loved seeing your recent post about your daughter starting college—what an exciting season.”
Not okay:
Referencing sensitive family issues, finances, or private struggles.
3. Ask Questions and Follow Up
Simple questions like:
-
“What are you most excited about right now?”
-
“What’s keeping you busy outside of work?”
-
“Any fun plans coming up?”
Your handwritten note becomes the follow-through that proves you were listening.
Examples of Effective Handwritten Notes
After a Buyer Consultation
“Thank you for taking the time to meet today. I truly enjoyed learning more about what you’re looking for and appreciate the trust you’re placing in me. I’m excited about what’s ahead.”
After Receiving a Referral
“Your willingness to think of me means more than you know. Thank you for trusting me with someone important to you—I don’t take that lightly.”
Post-Closing
“Helping you navigate this journey was an absolute pleasure. Thank you for allowing me to be part of such an important milestone.”
Why This Still Works (and Always Will)
Handwritten notes aren’t about nostalgia—they’re about connection.
They demonstrate:
-
Effort over convenience
-
Relationship over transaction
-
Gratitude over expectation
In a crowded real estate market, the agents who win long-term are the ones who make people feel seen, valued, and remembered.
