San Antonio Real Estate CE Event | Texas REALTORS® Training on Wills, Trusts & Credit Strategies
Two Hours of Valuable Continuing Education for Texas Real Estate Professionals
The event featured two educational sessions designed specifically for real estate professionals looking to deepen their understanding of topics that frequently impact their clients.
The first hour of CE training was led by Robby Almogabar of Tiqvah Financial, who presented on the topic of Wills vs Trusts.
Understanding Wills vs Trusts in Real Estate Planning
Robby walked agents through how estate planning tools such as wills and trusts can affect property ownership and wealth transfer. Understanding these concepts allows real estate professionals to better recognize situations where clients may benefit from professional estate planning guidance.
While REALTORS® do not provide legal advice, having awareness of how real estate intersects with estate planning helps agents better understand their clients’ broader financial picture.
Topics discussed included:
-
Differences between wills and trusts
-
How property ownership transfers through estate planning
-
Situations where trusts may simplify property transfers
-
Why estate planning matters for real estate investors and homeowners
These insights help real estate professionals identify potential situations where their clients may want to seek legal or financial guidance.
Credit Education for Real Estate Professionals
The second hour of CE training was led by Elizabeth Islas of Credito Texas, who provided a deep dive into credit education and how it affects homebuyers in today’s market.
Understanding credit is one of the most valuable skills a real estate professional can develop. Elizabeth shared insights that help agents better guide buyers who may be preparing to purchase a home.
Key topics covered included:
-
Understanding how credit scores impact loan approvals
-
Common credit challenges homebuyers face
-
Strategies that help buyers improve credit readiness
-
How agents can better support clients during the financing process
By gaining a deeper understanding of credit readiness, agents can provide better guidance to clients who are preparing to enter the housing market.
Collaboration from Strategic Partners
The event was made possible through the collaboration of several industry professionals who continue to support the development of real estate agents across Texas.
Lunch was generously provided by Jeff Shealey, Branch Manager and Loan Officer with HMA Mortgage, whose leadership team frequently supports training events designed to elevate the knowledge and professionalism of real estate agents.
The event was hosted by Capital Title, with Anthony Cardenas serving as the business development representative supporting the training event.
Partnerships like these highlight how collaboration between lenders, title companies, and real estate professionals helps strengthen the entire real estate ecosystem.
The Importance of Education in Today’s Real Estate Industry
The real estate industry continues to evolve rapidly. Successful agents understand that ongoing education is essential for remaining competitive and delivering exceptional service to their clients.
Continuing education events provide several benefits to real estate professionals, including:
-
Staying current with industry best practices
-
Learning strategies that help clients navigate complex transactions
-
Expanding professional networks
-
Strengthening expertise in areas that affect real estate transactions
Agents who commit to continuous learning position themselves to better serve their clients and grow their businesses.

JLA Realty Contracts Boot Camp San Antonio | 5-Hour REALTOR® CE Training with John Altic
A Deep Dive Into the Contracts That Matter Most
Throughout the training, John led an in-depth review of the contracts REALTORS® rely on every day, including:
-
Residential Real Estate Listing Agreement – Exclusive Right to Sell (TXR-1101)
-
One to Four Family Residential Contract (Resale) – TXR-1601
-
Supporting addenda and supplemental forms designed to protect all parties involved in a transaction.
These are not just forms.
They are the framework that protects buyers, sellers, and REALTORS® when deals become complex — and understanding them at a high level separates true professionals from those who simply “fill in the blanks.”
One of the most notable takeaways discussed during the Boot Camp was a major upcoming change in Texas real estate contracts.
Beginning June 1, 2026, Paragraph 5A in the listing agreement will be removed. Moving forward, buyer compensation will be negotiated directly within the One to Four Family Residential Contract under Paragraph 12(1)(b).
For REALTORS®, this shift places an even greater emphasis on communication, negotiation skills, and a clear understanding of contract structure.
Agents in attendance walked away better prepared for these changes and better equipped to guide their clients with clarity and professionalism.
Elevating the Professional Standard
Training like this is exactly what allows members of JLA Realty – Omnia Elevate to separate themselves in the marketplace.
Real estate is changing.
Consumers are more informed, transactions are more complex, and professionalism matters more than ever.
When agents invest time in mastering contracts, sharpening negotiation skills, and understanding how to properly structure transactions, they don’t just protect their clients — they build trust, credibility, and long-term success in their business.
It was great to see several Omnia Elevate members in attendance today, including:
-
Brenda Weathered, top real estate agent serving Corpus Christi, Texas
-
Christine “Chris” Bolton, REALTOR® with The Almogabar Team
Both are excellent examples of professionals committed to continuous growth and development.
Events Like This Only Happen Through Strong Partnerships
Events of this scale do not happen without the collaboration of incredible partners who believe in investing in REALTOR® education.
A huge thank you goes out to the many vendors and sponsors who helped make this Boot Camp possible:

Ava Morrison – Lend Mortgage, LLC
Their work behind the scenes helped bring together a fantastic training experience for everyone involved.
The Opportunity to Elevate Your Business
When REALTORS® ask how they can double their business, the answer is rarely a single tactic.
It’s a commitment to growth.
It’s learning.
It’s surrounding yourself with the right people.
And sometimes it starts with attending a Boot Camp like the one we hosted today in San Antonio.
If you are a REALTOR® in Texas, and you feel like your business could go to the next level with the right guidance, training, and environment — I’d love to have a conversation.
Not a recruiting pitch.
Just a conversation about where you are in your business and where you want to go.
And if I can show you how to 2X your business in the next 12 months, and events like this can be part of that journey, then it might be worth exploring what that path looks like together.
Because when you combine education, mentorship, and the right environment, incredible things can happen.

Highland Homes Training in Grand Central Park | REALTORS® Learning New Construction Best Practices
Why New Construction Training Matters for REALTORS®
New construction homes continue to be one of the fastest-growing segments of the Texas real estate market. Communities like Grand Central Park in Conroe are attracting buyers looking for modern homes, amenities, and lifestyle communities.
However, representing a buyer in a new construction transaction requires a different approach than traditional resale homes.
During the training, Walter Draughn shared important insights including:
• How REALTORS® can establish strong relationships with builder sales representatives
• The importance of registering your buyer properly during the first visit
• Understanding builder processes and timelines
• Communicating expectations clearly with clients throughout construction
• Best practices for creating a smooth experience between REALTOR®, builder, and buyer
These insights help agents protect their clients, strengthen relationships with builders, and ensure transactions run smoothly from contract to closing.
Learning Directly From Builder Experts
One of the most valuable aspects of this session was hearing directly from someone who works on the builder side of the transaction every day.
Walter Draughn provided practical perspective on:
• How builder sales counselors prefer to work with REALTORS®
• What helps the process go smoothly
• Common mistakes agents make when representing buyers in new construction
• Ways REALTORS® can add value to the buyer throughout the build process
When agents understand the builder’s process and expectations, it creates a collaborative environment that benefits everyone — especially the client.
What Makes Omnia Elevate Different
At JLA Realty – Omnia Elevate, training like this isn’t a one-time event. It’s part of a larger ecosystem of growth designed to help agents build sustainable and scalable real estate businesses.
Our members are consistently exposed to:
• Builder community tours
• Industry leadership training
• Contract and transaction education
• Marketing and lead generation strategies
• Mindset and business development coaching
The goal is simple: help serious REALTORS® elevate their knowledge, confidence, and results.
Many agents find themselves stuck not because they lack talent, but because they lack direction, mentorship, and access to the right information at the right time.
That’s exactly what Omnia Elevate was built to provide.
A Different Kind of Real Estate Conversation
If you’re a licensed REALTOR® in Texas and feel like you may be capable of more in your business, I’d welcome a conversation.
And here’s my promise.
The first conversation will not be about joining JLA Realty – Omnia Elevate.
Instead, I want to learn about you.
• Your goals
• Your dreams
• The business you want to build
• The life you want your real estate career to support
My approach has always been about building authentic relationships first and delivering real value.
Just like the value that was provided to Omnia Elevate members during today’s training at Highland Homes in Grand Central Park.
Because when people are supported, educated, and surrounded by the right environment, amazing things begin to happen in their business.

If you’re ready to explore what the next level of your real estate career could look like, I invite you to start with a conversation.

Real Estate Recruiting Masterclass with Richard Milligan | JLA Realty – Omnia Elevate
The Core Message: Recruiting Is About Relationships
One of the most powerful themes Richard shared is that great recruiting isn’t about convincing people you’re better.
It’s about clearly understanding and communicating what makes you different.
Top-performing organizations don’t rely on scripts or pressure. Instead, they build recruiting environments centered around:
• Authentic relationships
• Consistent conversations
• Delivering meaningful value
• Long-term trust
When you approach recruiting this way, it becomes less about “recruiting” and more about serving people in the industry.
Building a Recruiting System — Not Just Having Conversations
Richard also walked through the framework of a structured recruiting system.
Many leaders talk to agents casually, but very few have a predictable system that supports:
• Identifying the right people
• Creating value-driven conversations
• Nurturing relationships over time
• Helping agents grow regardless of where they work
The goal isn’t just growth.
The goal is healthy, values-aligned growth.
The Future: AI and Leadership
Another important part of the discussion focused on the growing role of AI in real estate leadership and agent productivity.
Rather than viewing AI as something to fear, Richard emphasized how leaders and agents can embrace AI as a strategic advantage:
• Enhancing communication
• Creating scalable systems
• Improving agent productivity
• Delivering better client experiences
Leaders who embrace tools like AI early will likely be the ones who shape the next generation of brokerages and teams.
Grateful for Partners Who Invest in Leadership
This event was a reminder of the value of strategic partners who invest in people.
Jeff Shealey and the HMA Mortgage leadership team didn’t just sponsor a training event — they created an opportunity for leaders across our organization to grow.
And when leaders grow, everyone benefits.
For Broker Owners and Team Leaders
If you are a broker owner or team leader with 20 agents or fewer in production, and you’d like to gain access to this type of leadership development, I’d enjoy connecting with you.
Not for a business pitch.
Just a 15-minute conversation.
A conversation about:
• Who you are
• Your core values
• The dreams you have for your organization
In that first meeting, I promise I won’t mention anything about JLA Realty – Omnia Elevate.
My goal is simply to get to know you and see how I might be able to help.
If that sounds valuable, feel free to reach out and schedule a time.

Top 3 Reasons Real Estate Listings Don’t Sell
Top 3 Reasons Real Estate Listings Don’t Sell (And How to Fix Them)
If you’re a real estate agent and your listing isn’t selling, it’s not just frustrating — it’s costly. Days on market increase, seller confidence drops, price reductions stack up, and momentum fades.
The truth? Listings don’t fail randomly. They fail for predictable reasons.
Let’s break down the top 3 reasons real estate listings are not selling — and then I’ll give you 3 clear solutions to position your listing to sell for the most money, in the least amount of time, with the least amount of hassle.
1. The Property Is Overpriced
This is the number one reason listings don’t sell.
Price is the market’s language. When a home is priced above market value:
-
Showings decline quickly
-
Online engagement drops
-
Buyers assume something is wrong
-
The listing becomes “stale”
The first 14–21 days on market are critical. That’s when buyer interest peaks. If the home is overpriced during this window, you lose your strongest leverage.
Reality:
You can always come down in price — but you can never get back lost momentum.
2. Poor Presentation & Marketing
In today’s market, buyers shop online first. If your listing photos, video, description, or staging are weak, you’ve already lost them before they ever schedule a showing.
Common mistakes include:
-
Low-quality photos
-
No professional staging guidance
-
Generic MLS descriptions
-
No video walkthrough
-
Weak online distribution
If your marketing looks average, buyers assume the home is average — even if it isn’t.
Perception drives value.
3. Limited Exposure to the Right Buyers
Even well-priced, well-presented homes can sit if exposure is limited.
Many agents rely solely on:
-
MLS entry
-
Automatic syndication
-
A yard sign
That’s passive marketing.
Active marketing includes:
-
Targeted social media campaigns
-
Database marketing
-
Broker-to-broker outreach
-
Reverse prospecting
-
Strategic open houses
-
Video promotion
If the right buyers never see the property, it doesn’t matter how great it is.
3 Solutions to Sell for the Most Money, Fast, With the Least Hassle
Now let’s shift to strategy.
If you want your listing to sell for top dollar, quickly, and smoothly — you need to control pricing, positioning, and promotion.
Solution 1: Price Strategically — Not Emotionally
Top agents don’t “test the market.” They interpret it.
To position your listing correctly:
-
Use a hyper-local Comparative Market Analysis (CMA)
-
Study active competition — not just solds
-
Analyze price per square foot trends
-
Factor in absorption rate and months of inventory
-
Price slightly ahead of the market curve
Here’s the key mindset shift:
Price to create urgency — not to chase reductions.
When priced correctly, you:
-
Create competition
-
Generate multiple offers
-
Shorten days on market
-
Protect seller leverage
The best way to get top dollar is often by pricing correctly from day one.
Solution 2: Create a Launch Strategy (Not Just a Listing)
Treat every listing like a product launch.
Before going live:
-
Conduct a pre-listing walkthrough with staging guidance
-
Hire professional photography and videography
-
Write a compelling, benefit-driven description
-
Create a “coming soon” buzz campaign
-
Prepare email + social media campaigns
Launch week should feel intentional — not accidental.
When buyers sense momentum, they move faster.
Solution 3: Control the Process & Reduce Friction
The least hassle happens when expectations are managed early.
Before going live:
-
Pre-inspect when appropriate
-
Discuss realistic showing expectations
-
Set communication standards
-
Prepare seller for negotiation scenarios
-
Explain appraisal and inspection strategies
Confidence eliminates stress.
When you control the process:
-
Sellers stay calm
-
Negotiations are smoother
-
Transactions close cleaner
-
Reviews are stronger
Professional positioning reduces emotional reactions.
The Bottom Line
If a listing isn’t selling, it’s almost always one of three things:
- Price
- Presentation
- Exposure
When you align all three, you create what every seller wants:
✔ Maximum price
✔ Minimal days on market
✔ Clean, low-drama transaction
And when you consistently deliver that experience, you don’t just sell homes — you build a brand.

Real Estate Training at The Highlands | Collaboration, Accountability & Growth at Omnia Elevate
Inside Our Training at The Highlands: Where Accountability Meets Opportunity
This week, members of JLA Realty – Omnia Elevate gathered at the The Highlands Visitor Center inside The Highlands for more than just a training.
We gathered for growth.
Led by Director Robby Almogabar, the session was intentionally interactive — designed to move agents from awareness to action.
Training That Creates Real Change
This wasn’t a lecture.
It was participation.
We divided into smaller breakout groups for two focused exercises centered around:
-
Tracking key business KPI’s
-
Identifying the activities each agent knows they should be doing
-
Confronting the habits they know they should stop doing
-
Building an actionable plan
-
Assigning a specific completion date
By the end of the session, every participant walked away with a written action plan and a deadline.
Not motivation.
Not inspiration.
Execution.
Because success in real estate is rarely about knowing what to do.
It’s about doing what you already know consistently.
The Biggest Takeaway? You’re Not Alone.
What surfaced in those small groups was powerful.
Agents shared openly about:
-
Inconsistency
-
Lead generation hesitation
-
Fear of rejection
-
Time management struggles
-
Overwhelm
-
Comparison
And what became clear?
No one’s challenges were unique.
What one person was wrestling with, someone else had already worked through.
That realization brought something unexpected into the room:
Comfort.
Peace.
Encouragement.
The understanding that we are not competing against each other — we are strengthening each other.
At Omnia Elevate, accountability doesn’t feel like pressure.
It feels like support.
And that changes everything.
Then We Zoomed Out — And Looked at Opportunity
After the accountability work, representatives from Caldwell Communities provided an in-depth overview of The Highlands.
Agents learned about:
-
Community vision and development plans
-
Builder lineup and home styles
-
Amenity highlights
-
Lifestyle positioning
-
Growth trajectory in the Greater Houston area
Understanding a master-planned community at this level allows REALTORS® to move beyond “home tours” and into expert-level conversations with buyers.
Knowledge builds confidence.
Confidence builds authority.
Authority builds production.
Why This Matters If You’re Not Here
Training like this is not random.
It’s consistent.
Members of JLA Realty – Omnia Elevate have access to:
-
Weekly Zoom training
-
In-person workshops
-
Structured KPI accountability
-
Community and builder education
-
Contract and compliance deep dives
-
Leadership access
-
Peer encouragement
If you’re a Texas REALTOR® feeling:
-
Isolated
-
Inconsistent
-
Plateaued
-
Or simply wanting more structure
It may not be a skill issue.
It may be an environment issue.
The Right Room Changes Results
The most powerful part of the day wasn’t the exercises.
It wasn’t even the community overview.
It was the culture.
A culture where:
-
Accountability is normal
-
Encouragement is constant
-
Action is expected
-
Growth is structured
-
And success is shared
If you’re curious what it looks like to be part of a room like that…
