Professional listing media is one of the fastest ways our REALTORS® set their listings apart. Crisp photography, cinematic video, and virtual tours capture attention, generate more inquiries, and reinforce the client-focused brand our agents are known for.

It's also the part of your marketing a seller can evaluate immediately. Before a seller sees your negotiation skill or your market knowledge, they see how the last three homes you listed were photographed. Media quality is often the first proof of the service you're promising.

Worth knowing before you book

Photographers own the copyright to their images unless it's assigned in writing. When you pay for a shoot, you're typically buying a license to use those photos for that listing — not ownership. Reusing listing photos on a future listing, in your own marketing, or after the listing expires may exceed what you licensed. Ask what the license covers, and get it in writing.

Commercial drone work requires FAA Part 107 certification. If aerials are part of the package, confirm your photographer is certified and carries insurance. Also confirm any virtually staged or digitally altered image is disclosed as such in the listing, consistent with MLS rules and TREC advertising standards.

How soon are photos delivered?

Turnaround varies by shoot, but most listing photography is delivered within one to two business days so agents can go live quickly. Confirm turnaround before booking if you have a firm go-live date.

Who owns the listing photos?

Under U.S. copyright law the photographer generally owns the images unless ownership is assigned in writing. What you purchase is usually a license to use the photos for a specific purpose and period. Ask what the license permits — particularly reuse on future listings, in your personal marketing, or after the listing expires — and keep it in writing.

Can I reuse photos from a listing another agent had?

Generally no, not without permission from whoever holds the rights. Photos from a prior listing were licensed to that agent or brokerage, and reusing them can create a copyright claim. When in doubt, commission new images or get written permission.

Does drone photography require certification?

Yes. Commercial drone operation in the United States requires a remote pilot certificate under FAA Part 107, and some locations have airspace restrictions requiring authorization. Confirm your provider is certified and insured before booking aerial work.

Do virtually staged photos need to be disclosed?

Yes. Virtually staged or digitally altered images should be clearly identified as such so the listing isn't misleading, consistent with MLS rules, TREC advertising standards, and REALTOR® Code of Ethics obligations regarding truthful advertising.
