Switching to JLA Realty: A Guide for Experienced Texas Real Estate Agents

You have clients, listings, a database, systems and a brand you spent years building. Changing brokerages shouldn't put any of that at risk. Here is exactly what a transition to JLA Realty – Omnia Elevate looks like, what TREC actually requires, and what to plan for before you move.

Changing real estate brokerages after you've already built a successful business feels very different from choosing your first brokerage.

You have clients. You have a database. You may have active listings, buyers under representation agreements, pending transactions, technology, websites, email accounts, marketing, systems, signs, a personal brand and years of relationships.

You're not starting over. And you shouldn't have to.

Thinking About Changing Real Estate Brokerages in Texas?

Most experienced agents don't wake up one morning and suddenly decide to change brokerages. Something usually leads them there.

Maybe you don't feel supported anymore. Maybe leadership doesn't know who you are. Maybe getting a broker-level question answered takes too long. Maybe the training no longer matches where you are in your career.

Maybe you've started adding up transaction fees, E&O fees, technology charges, royalty fees and other expenses and realized you're paying considerably more than you thought. The biggest mistake I see agents and teams make isn't changing brokerages. It's changing brokerages without asking enough questions and ending up somewhere that doesn't address the reasons they wanted to leave in the first place.

What Is JLA Realty – Omnia Elevate?

Quick answer

JLA Realty is the brokerage. Omnia Elevate is an agent development organization operating within JLA Realty, led by Jeremy Williams, that adds coaching, training, masterminding and community on top of the brokerage's resources.

JLA Realty – Omnia Elevate is an organization of real estate professionals inside JLA Realty led by Jeremy Williams, Founder & Leader.

When you join, you become an agent with JLA Realty and receive the brokerage's resources, systems and leadership while also receiving the additional coaching, training, masterminding, resources and community available through Omnia Elevate.

The distinction is important. JLA Realty is your brokerage. Omnia Elevate is the organization within JLA Realty designed to provide an additional layer of leadership, growth, coaching, training and connection. You aren't required to market yourself as Omnia Elevate. You are encouraged to maintain and continue building your own personal or team brand while complying with JLA Realty policies and applicable Texas real estate advertising requirements.

How Do You Switch Your Real Estate License to JLA Realty?

Quick answer

You submit a sponsorship change through TREC. Once the new sponsorship appears correctly in TREC's REALM Portal, it is effective and you may operate under JLA Realty. MLS/association membership and brokerage onboarding are handled separately.

Once an agent decides they're ready to join JLA Realty – Omnia Elevate, we begin by collecting basic information needed for onboarding, including:

  • Name as shown on the real estate license
  • Texas real estate license number
  • Preferred phone number
  • Preferred email address
  • Home address
  • Birthday

Our onboarding and compliance team can then begin helping with the transition.

The first major step is moving the agent's Texas real estate license to Universal Home Solutions, LLC, aka JLA Realty. The agent receives a sponsorship request and completes the applicable TREC process. Once the sponsorship change is effective, the agent can begin operating under the new sponsoring broker—including updating the Information About Brokerage Services (IABS) form, naming the new sponsoring broker in contracts, and advertising under the new broker.

Additional onboarding follows for JLA Realty systems, brokerage paperwork, compliance access and applicable MLS/association membership.

The goal is simple: get you operational with as little interruption to your existing business as reasonably possible.

How Long Does It Take to Switch Real Estate Brokerages in Texas?

Quick answer

The license sponsorship change itself can happen quickly. TREC treats a sponsorship as effective once it appears correctly in the REALM Portal, even if the public License Holder Search hasn't updated yet. The strategic timing of the move usually takes longer to plan than the paperwork takes to process.

TREC currently manages sponsorship changes through its REALM Portal, and TREC states that once the sponsorship appears correctly in REALM, it is effective—even if the public License Holder Search hasn't caught up.

But experienced agents should distinguish between how quickly a license can move and when it should move. Those aren't always the same thing.

If you have pending closings, brokerage-controlled technology, a brokerage email address, CRM access, transaction documents or other systems tied to your current brokerage, the smartest move may be a strategically timed move.

I don't believe in rushing an agent simply so we can say they joined us. The transition should be planned around your business and your clients.

Before Telling Your Brokerage You're Leaving, Prepare Your Business

One of the most important parts of changing brokerages happens before the license transfer.

Understand what belongs to you and what doesn't. If you have contacts, records or business data you're legally and contractually entitled to retain, make sure you understand how to preserve that information.

If you're part of a team or have signed an agreement establishing ownership of leads, contacts, data or other information, honor that agreement. Do not take brokerage- or team-owned information simply because you have access to it.

If you're subject to a non-compete, non-solicitation, confidentiality provision, team agreement or another contractual restriction, consider having an attorney review your obligations before making the move.

Preparation isn't about sneaking out the door. It's about protecting your business while honoring the agreements you've made.

Should You Tell Your Current Broker You're Leaving?

Once you're properly positioned to make the move, I strongly believe in handling the conversation professionally.

Meet with your broker if possible. Thank them for what they did well. Provide constructive feedback if appropriate. Explain that you've made a decision you believe is best for you, your family and your business.

If a direct conversation isn't appropriate or would be unnecessarily uncomfortable, a professional written communication may be more suitable.

But don't burn the bridge. Real estate is a small world. You may work a transaction with that broker next month. You may work with one of their agents. Someone from that brokerage may eventually work with you. You might even discover someday that your path leads you back.

I've always believed you see many of the same people on the way up that you may see on the way down. Protect relationships.

What Happens to My Listings If I Switch Brokerages in Texas?

Quick answer

Listings do not automatically move with you. Under TREC guidance, a listing agreement is a contract between the property owner and the broker—not the individual sales agent. Moving a listing requires the existing broker's cooperation and the appropriate release or documentation.

This is one of the most important questions agents should ask before moving.

Your listings do not automatically belong to you as the sales agent. That means an agent cannot unilaterally move an active listing to JLA Realty simply because the agent changes brokerages.

In my experience, many brokers are willing to work with agents and sellers when everyone wants the relationship to continue, but the existing broker's agreement and required releases or other documentation must be addressed.

If the listing is already under contract, it commonly remains with the brokerage where the transaction originated.

Every situation can be different. Don't assume. Ask your current broker and review your agreements before making the move.

What Happens to My Buyers If I Change Brokerages?

Quick answer

Buyer-representation agreements are between the buyer and the broker. TREC states that buyers under an existing agreement remain represented by the previous broker when the sales agent changes sponsoring brokers, unless the buyer obtains an appropriate release.

The same principle that governs listings applies to existing buyer-representation agreements.

That means buyer agreements don't simply follow you to JLA Realty.

This is another reason an experienced agent should plan a transition instead of treating a brokerage move like changing the name on a business card. Protect your clients, honor your agreements and coordinate the transition appropriately.

What Happens to Pending Transactions?

Quick answer

Transactions already under contract commonly remain with the brokerage where they originated through closing. Commission earned through the previous brokerage is governed by that broker's agreement and does not count toward the JLA Realty cap.

If a buyer or seller is already under contract, the transaction will commonly remain with the brokerage where it originated through closing.

Exactly how the former brokerage handles the agent's involvement and compensation depends upon the brokerage, the applicable agreements and the circumstances.

JLA Realty – Omnia Elevate does not insert itself into a transaction that belongs to the previous brokerage. Any commission earned through the previous brokerage is subject to the agreement with that broker and does not count toward the agent's JLA Realty cap. What If I Have New Business While I'm Switching?

Timing matters.

If you have a new listing opportunity, buyer relationship or other business about to begin and you've already decided to switch, it may make sense to coordinate the timing so that new business begins after your JLA Realty sponsorship becomes effective.

Remember: until the sponsorship change is effective, you should not conduct brokerage activity as though you're already sponsored by JLA Realty.

This is where communication and planning can make what looks complicated surprisingly manageable.

What Happens to My MLS Membership?

Your real estate license sponsorship and your MLS/association membership are separate pieces of the transition.

Your license should first reflect your new sponsorship with Universal Home Solutions, LLC, aka JLA Realty.

For agents who are members of the Houston Association of REALTORS®, applicable membership-transfer paperwork is incorporated into our onboarding process. Membership dues, transfer fees and processing timelines are set by the association, so confirm current amounts directly with HAR before you move.

Agents joining JLA Realty – Omnia Elevate elsewhere in Texas should contact their local MLS/association and confirm that JLA Realty participates in that organization. JLA Realty participates in many MLS organizations throughout Texas, but agents should verify participation in their particular market rather than assume. When paperwork requiring broker authorization is needed, JLA Realty Broker/Owner John Altic can complete the appropriate brokerage portion.

Any Supra/eKEY or lockbox questions should be addressed directly with the applicable association, MLS or provider.

Can I Keep My Personal Real Estate Brand?

Quick answer

Yes. Your website, domain, social media, independently owned technology and personal or team brand remain yours. You update your brokerage identification to comply with JLA Realty policy and TREC advertising rules.

Absolutely—and this is particularly important to experienced agents.

If you've spent 5, 10, 15 or 20 years building your name in a market, I don't want you throwing that away.

Your website can remain your website. Your domain can remain your domain. Your social media can remain your social media. Your independently owned technology can remain your technology. Your brand can remain your brand.

What TREC actually requires in your advertising

TREC Rule §535.155 currently requires advertisements to identify the license holder or team and to include the broker's name in a readily noticeable location, with the broker's name at least half the size of the largest contact information for the sales agent, associated broker or team.

Team names and other advertising names are also subject to specific TREC requirements. Confirm current rule language with TREC before finalizing new signage, sites or print pieces.

Is Omnia Elevate Branding Required on My Marketing?

No.

Omnia Elevate identifies the organization and community operating under my leadership within JLA Realty. Your brokerage is JLA Realty.

You do not have to put Omnia Elevate on your signs, business cards, website or other consumer-facing marketing simply because you're part of our organization.

What Marketing Resources Do Agents Receive?

Once onboarded, Omnia Elevate members receive access to a password-protected resource area at OmniaElevate.com that includes approved JLA Realty logo files and other resources.

Agents also receive access to the JLA Marketing Center with thousands of customizable marketing templates.

Agents remain responsible for updating and purchasing their own signs, business cards and marketing materials unless another arrangement has specifically been made. Experienced producing agents with unique transition needs can discuss their situation with me.

What Happens to My Database When I Change Brokerages?

Quick answer

At JLA Realty – Omnia Elevate, the contacts and business you develop are yours, subject to applicable agreements, laws and third-party platform requirements. We do not seek to retain an agent's database if the agent later leaves.

Before you ever choose a brokerage, ask this question: Who owns my database?

If your current team or brokerage has an agreement establishing ownership of certain leads or contacts, honor it.

But at JLA Realty – Omnia Elevate, the contacts and business you develop are yours. We don't want your database. We don't want to trap you by controlling your relationships.

If you someday decide to leave—and obviously I hope we build something together that makes you never want to—you should be able to take the business data that belongs to you with you, subject to applicable agreements and technology-provider procedures.

Your database may be one of the most valuable assets you've created in your career. Ask every brokerage you're considering how they treat it.

What If My Current Brokerage Owns My CRM?

If your brokerage provides and controls the CRM account, you should assume that the actual CRM account itself won't follow you. That's why you need to understand what data you're entitled to export before you move.

JLA Realty – Omnia Elevate currently offers BoldTrail as an optional CRM and website solution for $50 per month. It's optional.

If you already have a technology ecosystem you love, keep it. If you use Follow Up Boss, Lofty, Real Geeks, Sierra Interactive or another solution that works for your business, we're not interested in making you abandon something simply to fit into our technology. Build your tech stack around your business.

If you choose BoldTrail, BoldTrail offers assistance with database importing. I recommend contacting them before exporting from your previous CRM so you know how the data should be structured for the cleanest migration.

One Technology Mistake Experienced Agents Should Avoid

Don't build your long-term business around an email address you don't own.

I've seen agents use brokerage-provided email addresses for years. Then they leave. And the email goes away. That's potentially years of clients, vendors and relationships accustomed to contacting an address the agent no longer controls.

We recommend establishing an independently owned branded domain and email account. Google Workspace is one option. If you own the domain and account, your email can follow your business wherever your career takes you.

The same principle should influence how you think about websites, databases and technology. Build assets you control.

What Does Compliance Look Like at JLA Realty?

JLA Realty uses BackAgent through JLA Realty Workspace for transaction and compliance management.

When you obtain an executed contract or signed listing agreement, you create the applicable transaction, upload the required documents and submit the file for compliance review. The system provides a checklist of required documents, and additional documents and communication logs can be maintained with the transaction.

Our compliance team reviews submitted paperwork. The system is intentionally designed to be straightforward. An experienced agent shouldn't have to spend half their day trying to figure out how to submit a contract.

Recorded training is available, and I can personally walk an incoming agent through the process.

What if I need help with a contract?

Call me. One decision I've made in my leadership role is not to compete with our agents in personal real estate production. That gives me greater availability to actually lead.

Agents also have additional layers of support through Omnia Elevate Directors and JLA Realty leadership. Broker/Owner John Altic provides agents access to him for broker-level questions, and additional leadership support includes Amanda Seidel and Kim Scott.

The goal isn't to give you a phone tree. It's to build an environment where you know where to turn when you need help.

What Do the First 30 Days Look Like?

There isn't a rigid one-size-fits-all 30-day program for an experienced agent. That's intentional.

Broadly, the transition involves getting your license, MLS, systems and compliance access established; learning the JLA Realty and Omnia Elevate resources available to you; connecting with me about your goals and business; and beginning to plug into the coaching, training and community that make sense for you.

A veteran agent with a large pipeline doesn't need the same transition as someone rebuilding their business. A team leader doesn't have the same needs as a solo agent. We'll meet you where you are.

What Is the Biggest Mistake Agents Make When Switching Brokerages?

Not asking enough questions.

I've watched agents leave a brokerage because they're unhappy and immediately join another brokerage that doesn't solve the problem that made them leave. They changed logos. They didn't change their situation.

Ask questions. Lots of them. Ask about leadership. Ask about access. Ask about your database. Ask about fees. Ask about E&O. Ask about transaction fees. Ask about technology. Ask about coaching. Ask about training for experienced agents. Ask about team growth. Ask what happens when you need help. And ask what happens if you someday decide to leave.

I would rather answer a difficult question before you join than make a promise I can't deliver after you do.

Your First Conversation With Me Is Confidential

Exploring another brokerage can feel uncomfortable when you've spent years somewhere else. I understand that.

Conversations with prospective agents and team leaders are treated confidentially. If bringing John Altic, an Omnia Elevate Director, Kim Scott or Amanda Seidel into the conversation would be helpful, that happens with the prospective agent's permission.

There's no reason your entire office needs to know you're asking questions.

And if you eventually join us, I respect how you want to communicate that decision. Some agents want us to celebrate and announce them. Some want to make the announcement themselves. Some don't want an announcement. It's your business and your relationships.

I'm not going to tell you whether you should leave your current brokerage. That's your decision. But I have told people that Omnia Elevate wasn't the right fit.

Sometimes what they wanted from a brokerage wasn't something we could or should promise. Other times there were concerns about professionalism, culture or conducting business ethically.

We're about growth. But we're first about people, integrity and doing the right thing. I'm not interested in growing agent count at the expense of the organization we're building.

I've had experienced agents and team leaders tell me:

  • They wish they had moved sooner.
  • They underestimated the amount of access they would have to leadership.
  • They didn't realize how much training was available.
  • They finally added up all the smaller fees they had been paying at their previous brokerage and realized how much those "nickels and dimes" were costing their business.

But here's what I'd tell you if we were sitting across the table: you're not leaving everything. The relationships you've built with people don't have to disappear because the logo on your business card changes. You're still pursuing your real estate career. You're still part of the industry.

What you're considering leaving behind is what you just told me: you're unhappy.

So I'd ask you another question. What will you regret if you stay exactly where you are and remain unhappy?
