A New Region, Built Around Local Leadership
JLA Realty – Omnia Elevate is growing, and we're glad to introduce the launch of our Greater San Antonio Region with Kim Patterson serving as REALTOR® Director & Coach.
Kim helps lead our growth throughout San Antonio, New Braunfels, Boerne, Schertz, Cibolo, Seguin, the Texas Hill Country, and surrounding communities. Her role centers on training, developing, and coaching real estate agents and teams, connecting with talented real estate professionals, building community, and continuing to actively serve consumers throughout the region.

As REALTOR® Director & Coach, Kim's responsibilities are a natural extension of a career built around educating, coaching, serving, and empowering others.
A Teacher, Coach, Entrepreneur & REALTOR®
Kim brings an unusual combination of experience to JLA Realty – Omnia Elevate. She spent approximately ten years in education, including working as a special education teacher. She has approximately ten years of coaching experience, and she has been a REALTOR® for eight years.
There was also an important season when Kim stayed home with her two daughters while they were younger, balancing motherhood with several part-time jobs and entrepreneurial ventures. Those experiences shaped the REALTOR®, coach, entrepreneur, and leader she is today.
One lesson Kim carried from special education into real estate is that behavior can be a form of communication. During a transaction, frustration or uncertainty often has something deeper underneath it — fear, hope, confusion, or simply a need for better information. Kim believes listening carefully and understanding what someone is really communicating makes a significant difference.

A major part of Kim's Director role is helping real estate professionals develop. Getting a license is only the beginning of building a real estate career. JLA Realty is the brokerage. Omnia Elevate is an agent development organization within JLA Realty — not a brokerage itself — made up of real estate professionals brokered by JLA Realty and led by Jeremy Williams, Founder & Leader.
Omnia Elevate was created to provide additional opportunities for agent development, coaching, training, collaboration, business planning, leadership development, community, and growth. Agents have access to the resources and infrastructure provided through JLA Realty while also accessing the development opportunities available through Omnia Elevate.

Commission Structure and Cap
For agents researching brokerages in San Antonio, compensation and expenses are understandably part of the decision. JLA Realty's standard structure includes an 80/20 commission split with a $10,000 annual cap. E&O insurance is included, and agents do not have a traditional desk or office bill. Omnia Elevate members also have access to coaching and training through the organization without an additional coaching split.

Technology flexibility matters especially to experienced agents. REALTORS® who have already built their businesses around a particular CRM, website, lead-generation tools, and marketing technology generally shouldn't have to start over simply because they change brokerages. Our position is that an experienced professional should evaluate the total economics and value of a brokerage — not one advertised number.
Opportunities for New Real Estate Agents
Newer agents have different needs. Passing the Texas real estate licensing exam doesn't automatically teach someone how to build a business. New agents often need help understanding how to find clients, conduct buyer and seller consultations, communicate professionally, navigate contracts and transactions, develop a database, follow up consistently, create a business plan, and build confidence through experience. Kim's background as a teacher and coach makes developing newer agents a natural part of her leadership role.

A Teacher's Heart for Real Estate
Education remains at the center of Kim's approach to serving consumers. She believes clients should understand what they're signing, feel comfortable asking questions, and have access to the information and appropriate professional resources they need to make decisions for their individual circumstances.
She particularly enjoys working with renters and prospective buyers who assume homeownership isn't possible for them. Rather than beginning with "you can" or "you can't," Kim starts with education. Where are you today? What options might be available? What would need to happen next? If purchasing isn't the right decision right now, what might a realistic plan toward future homeownership look like?
Some of Kim's most meaningful client experiences have involved people who started with "no way" or "someday" and eventually received the keys to a home of their own. Financing decisions, qualification, and lending terms are determined by lenders and other licensed professionals, and Kim's role is to help clients get to the right information and the right professionals.
More Than Real Estate
Kim is married to her best friend and biggest supporter, and has two daughters, two bonus daughters, and a granddaughter. Her 26-year-old daughter and 4-year-old granddaughter live nearby, in a home Kim had the opportunity to help her daughter purchase. Her 31-year-old daughter lives in Dallas and works as a flight attendant.
Travel is a significant part of her life. Mother-daughter adventures have included South Africa, Spain, Italy, and Machu Picchu. Her travels have also taken her to Russia, England, Ireland, Mexico, Hawaii, Washington, D.C., and destinations across the United States. She backpacked through Europe during college.
Kim also enjoys retreats, reading, personal development, speaking, coaching, hiking, golfing, cruising, and creating meaningful experiences with family and friends. And a few things people don't expect: she was a majorette in high school, delivered singing telegrams in college — an experience that helped her overcome being an introvert — and went skydiving in her forties.
It's probably no surprise that someone who has spent much of her life encouraging others to grow has continually challenged herself to do the same.

What happens to my listings and pending transactions if I change brokerages in Texas?
Listings are generally held by the brokerage rather than the individual agent. Handling of active listings and pending transactions depends on your current brokerage's policies, your agreements with that brokerage, and applicable MLS and association rules. You would also need to transfer your license with TREC and update your MLS and association records.
What if I'm happy at my current brokerage?
Then you may not need to change anything. If your current brokerage provides the economics, leadership, support, culture, and opportunity your business needs, staying is a sound decision. There is no obligation to make a move simply because you've had a conversation.
