Spring, Texas Real Estate

A REALTOR® who explains the process, not just the paperwork.

Real estate comes with contracts, deadlines, inspections, financing considerations, negotiations, and terminology most people do not deal with every day. Arsenio spent years teaching, managing, and leading people before real estate, and that background shapes how he works now.

His view is that clients should not simply be told what is happening — they should understand it. When you understand the process, you ask better questions, weigh your options honestly, and make decisions based on information instead of assumptions.

Ask him to describe his working style in three words and the answer is short: responsive, straightforward, dependable.

Who He Works With

Six ways people come to him in Spring, Texas

Different goals, different starting points. Every one of them begins with a conversation about what you are actually trying to accomplish.

Home Buyers

From first tour to closing table — connecting you with lending resources, evaluating properties against your budget and needs, writing and negotiating offers, and tracking every contract deadline through funding.

First-Time Buyers

You do not need to understand every term before you call. Arsenio walks first-time buyers through financing basics, what to save for, how offers work, and what the option period actually does.

Home Sellers

Comparative market analysis, honest conversations about pricing and preparation, professional marketing, and management of offers, negotiations, inspections, and repairs through closing.

Real Estate Investors

Sales comps and lease comps, HOA leasing restrictions, condition and repair estimates, and the numbers that matter before you buy. Confirm tax and legal questions with your CPA or attorney.

New Construction Buyers

The onsite agent works for the builder. Arsenio represents you — reviewing builder contracts and addenda, asking about incentives and timelines, and attending walkthroughs. Register with him before your first visit.

Renters & Landlords

Renters preparing to buy, tenants searching for a lease, and owners who need a property leased and a tenant placed — with screening criteria applied consistently to every applicant.

Service Areas

Spring, Klein, and the communities around them

Spring sits at the center of Arsenio's business, with the surrounding North Houston corridor close behind. Housing across this area ranges widely — established neighborhoods, newer developments, townhomes, new construction, and a broad span of price points — which means the right search depends on your budget, timeline, property needs, and commute.

Away From Real Estate

Basketball, fitness, and serious barbecue

Arsenio is a father, a basketball official, a fitness enthusiast, and a sports fan. On a given weekend you might find him with his kids, officiating a game, in the gym, watching a game — or standing over a grill trying a new seasoning or technique.

Cooking, for him, is about the same thing his business is about: bringing people together. That appreciation for relationships is the throughline between the classroom, the court, the grill, and real estate.

Questions & Answers

Spring, Texas real estate questions

Twelve of the questions buyers, sellers, investors, renters, and landlords ask most.

What areas around Spring, Texas do you serve?+

Spring, Klein, Louetta, Humble, Aldine, Cypress, The Woodlands, Shenandoah, Oak Ridge North, Tomball, and the surrounding Greater Houston area. If you are moving somewhere he does not serve, Arsenio can refer you to another licensed agent rather than stretch outside what he knows well.

I want to buy my first home in Spring. Where do I start?+

Two places: a conversation and a lender. The conversation sorts out your goals, your timeline, and the questions you have not thought to ask yet. The lender establishes what financing you may qualify for, which shapes everything that follows.

You do not need to have it figured out first. Asking questions early is one of the better ways to prepare, and it costs nothing to start learning.

I am renting in Spring. How do I know if I am ready to buy?+

Readiness usually comes down to three things: what financing you can obtain, what you have saved for upfront costs, and how long you expect to stay. A lender conversation answers the first two faster than guessing will.

Some renters have that conversation and buy within weeks. Others learn what to work on and revisit it in a year. Both are fine outcomes — the point of learning the process early is that you get to choose the timing instead of feeling rushed into it.

What does the home buying process look like in Texas?+

In broad strokes: talk with a lender, sign a buyer representation agreement, search and tour homes, write an offer on TREC and Texas REALTORS® forms, negotiate terms, deliver earnest money and any option fee, complete inspections during the option period, work through appraisal and financing, then close and wait for funding before you get keys.

Every transaction is different, and the executed contract and your broker's policies govern. Arsenio's job is to make sure you know which step you are on and what is coming next.

What costs should a buyer plan for besides the down payment?+

Commonly: earnest money, an option fee, inspections, an appraisal, lender and title closing costs, prepaid property taxes and insurance, homeowners insurance, and any HOA transfer fees or dues.

Amounts vary by property, lender, and negotiated contract terms. Arsenio is not a lender — your loan officer provides written estimates, and those numbers should come from them.

How do you help me decide which neighborhood or community fits?+

By comparing objective, verifiable factors: price ranges, available inventory, property size and condition, HOA structure and restrictions, property taxes, flood zone information, commute distance, and a property's history.

What an agent cannot do is steer. Under the federal Fair Housing Act and the Texas Fair Housing Act, agents do not direct clients toward or away from areas based on race, color, religion, sex, disability, familial status, or national origin. Any question that touches on the makeup of a community is one you should research yourself through public sources, and Arsenio will point you to them rather than characterize an area for you.

How do you determine what my Spring home could sell for?+

With a comparative market analysis — recent comparable sales, what is actively competing with you right now, what failed to sell and why, adjusted for condition, updates, lot, and location.

The market sets the price, not the agent. No REALTOR® can guarantee a specific sale price or a specific timeline, and any who does is telling you what you want to hear.

What should I do to prepare my home for the market?+

Usually decluttering, a deep clean, handling deferred maintenance, improving curb appeal, and finishing small repairs before photos are taken.

Arsenio walks the property with sellers to sort what is worth doing from what is not. Not every improvement returns its cost, and spending money in the wrong place before listing is a common and avoidable mistake.

Should I use my own REALTOR® when buying new construction?+

Yes, and here is the part buyers miss: the friendly representative in the model home works for the builder. Having your own agent means someone reviews the builder's contract and addenda on your side, asks about incentives, timelines, and option pricing, attends walkthroughs, and makes sure your inspections happen.

Most builders ask that your agent accompany you on your first visit for you to be represented, so register with Arsenio before you tour a community, not after.

I am an investor. Can you help me evaluate rental property in the Spring area?+

Yes. He can pull both sales comps and lease comps, check HOA restrictions on leasing before you commit, and help you evaluate condition, repair scope, and what the property realistically competes with as a rental.

He is not a financial advisor, CPA, or attorney. Tax treatment, entity structure, and financing questions belong with the appropriate professional, and Arsenio will tell you when a question is outside his lane.

I own a rental property. Can you help me lease it and find a tenant?+

Yes. That includes pricing the lease against current market data, marketing the property through the MLS, coordinating showings, and handling applications and lease paperwork on Texas REALTORS® forms.

Screening criteria are set in advance and applied consistently to every applicant, which is both fair housing compliance and simply the right way to run a rental.

How are real estate commissions handled?+

Commissions are not set by law and are fully negotiable. Compensation is agreed in writing before representation begins — in the listing agreement if you are selling, or the buyer representation agreement if you are buying — so the terms are clear from the start rather than a surprise at closing.
