Don't wait until January. Agents who plan now start 2027 with clear goals and daily actions already in motion.

How do you make a real estate business plan for 2027?

Keep it to one page with three parts. First, set one big goal: how many people you want to help. Second, pick two or three lead sources. Third, give each source three to five actions you can track every week. Then put those actions on your calendar and review them each quarter.

1Big goal: how many people you'll help
2–3Lead sources you'll work every week
3–5Trackable actions for each source

At JLA Realty – Omnia Elevate, we just hosted BUILT FOR 2027, a business planning workshop in Kingwood, Texas. We talked about goals, lead generation, time, and accountability. Most of all, we built one-page business plans.

I've taught and refined this approach since I began coaching agents in 2010. Whether you're new, experienced, solo, or leading a team, it works the same way.

2027 Real Estate Business Planning Workshop Recap · Jeremy Williams · Published October 31, 2026

In this short version of the workshop, I walk through the one-page plan, how to find your closing goal, and how to pick your lead sources. The video description links two free tools: 100 Ways to Lead Generation and the Real Estate Business Calculator.

What Are the Four Things You Can Control?

Rates change. Inventory shifts. Buyers wait. You can't control the market, but you can control these four things:

Your activities

What you do each day to create chances. Calls, follow-up, and asking for business.

Your mindset

What you feed your mind. Focus on learning and solutions.

Your focus

Busy isn't the same as productive. Guard time for what matters.

Your circle

The five people you spend the most time with. Pick people who push you to grow.

What have you been trying to control that you need to let go of before 2027?

Why Do Standards Matter More Than Goals?

Goals say where you want to go. Standards say how you'll get there. What do you stand for? What won't you budge on? What kind of REALTOR® do you want to be?

Here's the challenge I gave our agents: Are you willing to say no to things that don't fit the yes you already made to your goals? Not every chance is the right one.

How Should Agents Manage Their Time? Get a L.I.F.E.

Many agents start in real estate for freedom. Without limits, the business can take every hour. So I teach agents to Get a L.I.F.E. Each part gets time on your calendar.

L · Love

Time with the people who matter most. They shouldn't get only what's left over.

I · Improvement

Read, train, and learn new skills. Keep growing all career long.

F · Fitness & nutrition

Exercise, eat well, and rest. Your health fuels your energy.

E · Economic

Prospecting, follow-up, appointments, and the actions in your plan.

First, set your bedtime and wake-up time. Then add your fixed items, like meetings, training, and vacations. Build the rest around what matters. If it matters to your success, it gets a spot on your calendar.

How Do You Figure Out Your 2027 Closing Goal?

Many agents set an income goal without knowing how many deals it takes. Work backward. Here's the simple sample we used in the workshop:

Sample planning stepAmount
Net income goal$100,000
Business expenses (30% assumption)$42,857
Brokerage costs (sample cap)$10,000
Gross commission needed$152,857
Sample commission rate3%
Sales volume needed$5,095,233
Average sales price$350,000
Closings needed (rounded up)About 15

This is a teaching example, not a promise of income. Your numbers will depend on your expenses, average price, the commission you negotiate, and your brokerage costs. Commissions are negotiable and not set by law. Plug in your own numbers with the business calculator, and see our commission and fees page.

Turn your income goal into a people goal

Instead of chasing a dollar amount, aim to help 15 clients reach their real estate goals. Once you know how many people you need to serve, you can plan the actions that bring them to you.

What Are the Best Lead Sources for 2027?

Most agents don't lack ideas. They try to do too many at once. Pick two or three that fit your strengths and that you'll work every week. Here are ten to choose from:

  1. Sphere of influenceStay in touch with people who already know and trust you.
  2. Past clientsCheck in, send home updates, and say thank you.
  3. Referral partnersBuild ties with lenders, attorneys, and local businesses.
  4. Open housesMeet buyers and neighbors face to face.
  5. Social mediaTeach and engage on Facebook, Instagram, and YouTube.
  6. Expireds and FSBOsReach owners who may want help selling.
  7. Geographic farmingShow up again and again in one area.
  8. Mail and handwritten notesSend personal, thoughtful notes.
  9. Online leadsUse your website, search, ads, and portals.
  10. Community eventsGet involved where you live and work.

How Do You Turn Lead Sources Into Weekly Actions?

For each lead source, write three to five actions you can schedule and track. Say your sphere is one of your sources. Your list might look like this:

  • Call everyone in your sphere once a quarter.
  • Send a monthly email newsletter.
  • Write five handwritten notes each week.
  • Book two coffee or lunch meetings each month.
  • Log talks, referrals, and appointments in your CRM.

Compare that to writing “work my database.” Specific actions can be scheduled, tracked, and improved. The question isn't whether you're busy. It's whether your actions move you toward your goal.

What Is a Daily W1N?

Your plan should support your life, not just your income. A W1N is a written promise to take one action in each part of L.I.F.E. every day.

AreaSample daily W1N
LoveSpend focused time with the people closest to you
ImprovementRead a growth book for 20 minutes
Fitness & nutritionFinish a planned workout or walk
EconomicComplete your scheduled lead generation

These steps look small. Over 365 days, they add up.

How Often Should You Review Your Business Plan?

A plan only works when you work it. I asked our agents to share their plans with another agent within seven days. Then find an accountability partner and meet every quarter. Ask:

  • Am I doing my scheduled actions?
  • Which lead sources are working?
  • Am I on pace for my closing goal?
  • What needs to change?
  • Do my actions still fit my standards?

Don't wait until December to find out your plan isn't working. Adjust as you go.

Questions About 2027 Real Estate Business Planning

What should a real estate business plan include?

A good plan has one clear goal, two or three lead sources, specific weekly actions, a budget, and a way to track progress. Keeping it to one page makes it easy to review every day.

How do I make a real estate business plan for 2027?

Start with the number of people you want to help. Pick two or three lead sources. Give each one three to five actions you can track. Put those actions on your calendar and review them every quarter.

How many deals do I need to close in 2027?

It depends on your income goal, expenses, average price, commission, and brokerage costs. In the workshop's sample, about 15 closings at a $350,000 average price supported a $100,000 net goal. Your numbers will be different.

What are the best lead sources for Texas REALTORS®?

Common ones include your sphere, past clients, referral partners, open houses, social media, geographic farming, and community events. Pick the ones you'll do every week.

When should agents start planning for 2027?

Start in the fourth quarter of 2026. That gives you time to set up systems and build momentum before January.

How often should I review my business plan?

Look at your key actions daily or weekly. Do a deeper review every quarter with an accountability partner.

What does Get a L.I.F.E. mean?

It's a time plan with four parts: Love, Improvement, Fitness and nutrition, and Economic. Each one gets time on your calendar.
