Inside the Loops

How Do San Antonio Listings Differ Inside Loop 410, Between the Loops, and Outside Loop 1604?

Locals use the two loops to describe where a home sits. Each zone tends to raise different questions. Here is what our training teaches agents to check.

Inside Loop 410

Older neighborhoods near downtown.

  • Historic districts: exterior changes may need city approval through the Office of Historic Preservation.
  • Older systems: plan for full inspections, including plumbing and foundation.
  • Permits: ask what past work was permitted.

Between the loops

Established suburbs between Loop 410 and Loop 1604.

  • School districts: San Antonio is split among many ISDs. Check by address.
  • HOA documents: order the resale certificate early.
  • City limits: some areas are separate cities, like Alamo Heights.

Outside Loop 1604

Newer communities and new construction.

  • Special districts: some subdivisions add a district tax. Confirm the full tax rate.
  • Aquifer rules: parts of north Bexar County sit over the Edwards Aquifer recharge zone.
  • Builder contracts: review them with your broker.

General information only. Values and exemptions come from the Bexar Appraisal District. Confirm city, district, and tax details for every property.
