Because there's no single state credential to check, verifying general liability insurance, workers' compensation coverage, permits, and recent references matters.

Can unpaid contractor work affect a closing?

It can. Texas provides lien rights to contractors and subcontractors, and an unresolved claim connected to the property may surface during the title search. If work was performed on a property recently, make sure it was paid and documented, and raise anything uncertain with your title partner early.

What about homes built before 1978?

Renovation, repair, or painting that disturbs painted surfaces in pre-1978 housing is subject to federal lead-safe work practice requirements, which apply to the firm performing the work. Sellers also have separate lead-based paint disclosure obligations in most pre-1978 residential transactions.

Does unpermitted work cause problems?

It can. Unpermitted additions or alterations may create disclosure obligations, complicate an appraisal, raise insurance questions, and become a negotiation issue when the home is later sold. When a client is planning work, confirm what requires a permit in their municipality.
