Why the right insurance partner matters
Homeowners insurance protects one of life's biggest investments, and lenders require proof of coverage before funding. A knowledgeable agent shops the market, explains coverage clearly, and delivers the binder on time so the closing stays on schedule.
Insurance is also the item most likely to surprise a buyer late in a transaction. A property with prior claims history, an older roof, an unusual build, or an aging electrical system can come back with a premium far above what your client budgeted — or occasionally with limited options. Getting an insurance agent involved early turns that from a crisis into a conversation.
Worth knowing in Texas
Texas homeowners policies frequently exclude two of the perils that matter most here. Windstorm and hail is often excluded along the coast and must be written separately, commonly through the Texas Windstorm Insurance Association in designated coastal counties. Flood is never covered by a standard homeowners policy and requires a separate NFIP or private flood policy, with waiting periods that can delay a closing if it isn't started early.
If you're working the Coastal Bend, treat windstorm and flood as day-one items, not week-three items. Insurance is regulated in Texas by the Texas Department of Insurance, and rates and eligibility are set by each carrier's underwriting.

When should a buyer get homeowners insurance?

What does homeowners insurance cover?
Policies typically cover the dwelling, other structures, personal property, liability, and additional living expenses, with options to add coverage for specific risks. Actual coverage, limits, exclusions, and deductibles vary by policy and carrier.
Is windstorm damage covered by a standard Texas policy?
Not always. Along the Texas coast, windstorm and hail coverage is frequently excluded from standard homeowners policies and must be written separately — often through the Texas Windstorm Insurance Association in designated coastal counties. Confirm early whether the property requires separate windstorm coverage.
Is flood covered?
No. A standard homeowners policy does not cover flood. Flood coverage requires a separate policy through the National Flood Insurance Program or a private flood carrier. Waiting periods may apply, so this needs to be addressed early in the transaction rather than the week of closing.
Why did my client's quote come back much higher than expected?
