It shows only the partners who can originate loans anywhere in the state. Use it when you want to see the lenders whose reach isn't tied to a single region — helpful for referrals, relocations, and clients shopping across multiple markets.

If a lender is licensed statewide, does that mean they know my local market?

Not automatically, which is why it's worth asking. Licensing is statewide, but appraisal timelines, windstorm and flood insurance considerations, survey practices, and typical closing timelines vary meaningfully across Texas. Ask any partner directly about the specific area your client is buying in — a good one will tell you plainly where they're strongest.

What does a mortgage loan officer do?

They guide buyers through financing — pre-approval, choosing a loan program, submitting documentation, and coordinating with underwriting through closing.

When should a buyer get pre-approved?

Before house hunting. A pre-approval sets a realistic budget and makes an offer far more competitive.

Do I have to use a preferred lender?
