Mortgage Loan Officer Serving Kingwood, Houston & Surrounding Communities
Cristi Voan combines local market knowledge with personalized service to help borrowers throughout the mortgage process. Her approach centers around three important principles.
Personalized Service
Every borrower and every transaction is different. Cristi works to provide mortgage solutions tailored to each client's unique needs rather than treating financing as a one-size-fits-all process.
Experienced & Trusted Guidance
Years of experience and a commitment to helping clients succeed allow Cristi to provide guidance throughout the mortgage process, from the initial conversation through closing.
Local Expertise
Understanding the local real estate market can be especially valuable when financing a home. Cristi brings knowledge of the Kingwood and Greater Houston community to the mortgage process.
Mortgage Loan Options Available Through Motto Mortgage Odyssey
Different buyers have different financial circumstances, down payment capabilities, property goals, and long-term plans. Cristi can help borrowers explore a variety of mortgage programs.
Conventional Home Loans
Conventional loans can provide flexible mortgage options with competitive rates and a variety of down payment opportunities.
For borrowers with strong credit and qualifying financial profiles, a conventional mortgage may provide an attractive path to purchasing or refinancing a home.
FHA Loans
FHA financing can offer lower down payment options and may provide additional flexibility for qualifying borrowers.
These programs can be worth exploring for buyers who are looking for a more accessible path toward homeownership.
VA Loans
Eligible veterans, active-duty service members, and other qualified borrowers may be able to take advantage of VA home loan benefits.
Cristi can help eligible borrowers explore available VA financing options and understand how the program may fit into their home purchase.
USDA Loans
USDA home loans may provide 100% financing for eligible borrowers purchasing qualifying properties in approved rural and suburban areas.
For buyers considering communities outside major urban centers, USDA financing may be an option worth exploring. Eligibility requirements apply, so borrowers should speak directly with a qualified mortgage professional regarding their specific circumstances.
Jumbo Loans
Purchasing a higher-value property may require financing that exceeds conventional conforming loan limits. Jumbo mortgage loans provide financing options for qualifying borrowers purchasing properties above conventional loan limits.
Cristi can help buyers evaluate financing options when purchasing luxury homes or other higher-priced properties.
Investment Property Loans
Real estate investors often have financing needs that differ significantly from those of traditional owner-occupant buyers. Cristi offers financing solutions for borrowers interested in purchasing rental properties and investment real estate.
Whether you are considering your first investment property or adding another property to an existing portfolio, discussing financing early can help you better understand your purchasing power.
Mortgage Refinance Options
A mortgage is not necessarily something homeowners should simply put away and forget about after closing. Changes in interest rates, property values, personal finances, or long-term goals can create reasons to revisit an existing mortgage.
Depending on the borrower's qualifications and market conditions, refinancing may provide opportunities to:
- Lower an interest rate
- Reduce a monthly mortgage payment
- Access available home equity
- Modify the structure or term of an existing loan
Refinancing involves costs and is not appropriate for every homeowner. Cristi can help borrowers evaluate their options and determine whether refinancing makes financial sense based on their individual goals.
First-Time Homebuyer Programs
Buying your first home can be exciting, but understanding mortgages, down payments, loan programs, closing costs, and the approval process can also feel overwhelming.
Cristi works with first-time homebuyers to explain available financing options and help borrowers understand each stage of the mortgage process.
Depending on eligibility and available programs, qualifying buyers may have access to programs designed to make homeownership more attainable. Starting the financing conversation early can help first-time buyers better understand what they can afford before beginning their home search.
Why Pre-Approval Matters Before You Shop
One of the most valuable steps a prospective buyer can take is obtaining a mortgage pre-approval before seriously shopping for homes.
A pre-approval can help a buyer better understand their potential purchasing power and prepare for the financial requirements of buying a home. When it is time to submit an offer, having financing preparation already underway may also help demonstrate that the buyer has taken important steps toward securing financing.
Getting pre-approved early can help buyers shop with greater clarity and move more efficiently when they find the right property. Pre-approval is subject to lender requirements and does not constitute a guarantee of final loan approval.
A Mortgage Experience Built Around Communication
Real estate transactions involve many moving pieces. Buyers, sellers, real estate agents, title companies, inspectors, appraisers, insurance professionals, and lenders may all play important roles between contract and closing. That makes communication particularly important.
Care. Communication. Honest Advice. On-Time Closings.
The objective is not simply to originate a mortgage. It is to help borrowers understand the process, know what comes next, and have a trusted mortgage professional available when questions arise.
Mortgage Financing for Different Stages of Life
Your housing needs can change considerably over time. You may be purchasing your first home today and moving into a larger property several years from now. Later, you might purchase investment real estate, refinance a property, or explore financing for a different stage of life.
That is why Cristi offers loan solutions for every stage of life, including:
- First-time home purchases
- Conventional home purchases
- FHA financing
- VA financing
- USDA financing
- Jumbo mortgages
- Investment property financing
- Mortgage refinancing
The goal is to find financing that helps move you forward.

What types of mortgage loans are available?
Cristi can help borrowers explore conventional loans, FHA loans, VA loans, USDA loans, jumbo mortgages, investment property financing, and mortgage refinancing. Program availability, eligibility requirements, and terms are subject to change and borrower qualification.
Should I get pre-approved before looking at homes?
Obtaining a mortgage pre-approval before seriously shopping can help a buyer better understand their potential purchasing power and prepare for the financial requirements of a purchase. It can also help buyers move more efficiently when they find the right property. Pre-approval is subject to lender requirements and is not a commitment to lend or a guarantee of final loan approval.
What is the difference between an FHA loan and a conventional loan?
Conventional loans can offer flexible options with competitive rates and a variety of down payment opportunities, and may be attractive for borrowers with strong credit and qualifying financial profiles. FHA financing can offer lower down payment options and may provide additional flexibility for qualifying borrowers. The right choice depends on your credit profile, down payment, property type, and long-term plans, which is why it helps to review both with a licensed loan officer.
Can I get financing for a rental or investment property?
Yes. Real estate investors often have financing needs that differ from those of owner-occupant buyers, and Cristi offers financing solutions for borrowers purchasing rental properties and investment real estate. Discussing financing early in the process can help investors better understand purchasing power and available options.
When does refinancing make sense?
Changes in interest rates, property values, personal finances, or long-term goals can create reasons to revisit an existing mortgage. Depending on qualifications and market conditions, refinancing may offer an opportunity to lower a rate, reduce a monthly payment, access available equity, or modify the loan structure or term. Refinancing involves costs and is not appropriate for every homeowner.
Do I have to use a specific lender when I buy a home?
No. You are free to choose the mortgage professional and lender you prefer. Cristi Voan is an independent strategic vendor partner, and no real estate professional is required to refer, recommend, or use any particular lender, title company, or settlement service provider.

Why Broker Open Houses Are Essential When Selling a Home in Texas
Most sellers understand the value of public open houses, but many have never heard of — or been educated about — broker open houses. That’s where expert REALTORS® truly elevate the selling experience.
Here’s why you should only hire a REALTOR® who includes broker open houses as part of their marketing strategy:
1. Increased Agent-to-Agent Exposure
Buyer agents are the gatekeepers who bring qualified buyers through the door. A broker open house puts your property directly in front of the professionals most likely to produce an offer.
2. Honest, Professional Feedback
REALTORS® provide insight into:
-
Pricing
-
Condition
-
Staging
-
Buyer objections
-
Market competitiveness
This feedback helps sellers make informed decisions early — before costly time on market accumulates.
3. More Showings = More Potential Offers
Listings that host broker opens typically see a spike in private showings during the following days. More eyes = more opportunities.
4. Networking Power
Top real estate professionals talk — and they talk about great listings. Broker open houses build buzz and create referral opportunities.
5. Positioning Your Home as a ‘Must-See’
A broker open house signals that your REALTOR® is proactive, strategic, and invested in maximizing exposure.
When competing against other listings in your area, that effort matters.
Leadership That Shows Up: Jeremy’s Commitment to Omnia Elevate Agents
What makes JLA Realty – Omnia Elevate different is simple:
Here, leadership doesn’t compete with the agents. Leadership supports the agents.
Jeremy Williams, Founder and Leader of Omnia Elevate:
-
Does not take listings away from agents
-
Does not compete for business
-
Does not position himself above the team
Instead, he provides:
-
Weekly coaching & accountability
-
Practical real estate training
-
Mindset development
-
Marketing support
-
Encouragement & motivation
-
Real, boots-on-the-ground presence — like attending broker opens
This culture of collaboration is rare in the real estate industry — and it’s why Omnia Elevate continues to grow across Texas.

Willis Cigar Factory | Willis, TX Tobacco Boom History
Why was Willis, Texas, known for tobacco and cigars?
After the Civil War, farmers found that Montgomery County's soil and climate were ideal for tobacco. By 1895, about 90% of Texas tobacco grew within five miles of Willis. The town had seven to eight cigar operations. The largest was the Willis Cigar Factory, founded by Capt. Thomas Wesley Smith.
How Did the Willis Tobacco Boom Begin?
Willis was founded in 1870 on the Houston & Great Northern Railroad. It was named for P. J. and R. S. Willis, who gave the land for the townsite.
After the Civil War, farmers learned that the local soil and climate suited tobacco. The leaf they grew was high quality. It won first prize at the 1893 World's Columbian Exposition in Chicago and again at the 1900 Paris World's Fair.
By 1895, about 90% of the state's tobacco grew within five miles of town. The 1970 Willis marker counts seven cigar factories, and the 1986 factory marker counts eight cigar operations.
Who Founded the Willis Cigar Factory?
Capt. Thomas Wesley Smith (1829–1901) founded the factory with his son, Owen. Smith was a Kentucky native, a Civil War veteran, and a former Montgomery County sheriff.
The Willis Cigar Factory was the largest cigar maker in town. Smith even put a photo of his daughter, Lelia Lois Smith, on boxes of one of his popular cigars.
Smith also built an opera house in Willis. By the 1890s, the town had a college, an opera house, churches, and many stores.
Why Did the Willis Tobacco Boom End?
The boom faded after the Spanish-American War in 1898. The U.S. dropped tariffs on Cuban tobacco, and Cuban leaf came back to the market. Willis growers could not compete on price.
The Willis Cigar Factory ran until the early 1900s. The building was empty by 1910, and vandals burned it in the 1930s.
Willis did not fade away. Timber, cotton, and livestock carried the local economy forward. In 1931, the nearby Conroe oil field brought new growth to the county.
